They are general reference material, not a professional opinion about any particular property, and they can go out of date between updates.

School attendance boundaries, municipal service providers, hospital designations, tax rates, and program offerings change. Before you rely on any of it for a decision that matters, confirm it directly with the school district, township, county, or agency involved. Do not buy a house on the strength of a paragraph on this website.

Market data

Market figures shown on this site are pulled from public federal data sources and are labeled with their source and vintage. They describe county-level conditions on a lag. They are not an appraisal, not a comparative market analysis, and not a valuation of your home. Any cost or proceeds figure produced by a calculator on this site is a planning estimate that makes stated assumptions about taxes, transfer tax, and title fees — it is not a loan quote, a settlement statement, or an agency agreement.

No legal, tax, financial, or inspection advice

Nothing on this site is legal advice, tax advice, financial advice, engineering opinion, or an inspection report. Real estate transactions involve consequential decisions that deserve an attorney, an accountant, a lender, and a licensed home inspector as appropriate. No agency relationship is created by using this site

Reading this site, using a calculator on it, or sending a message through the contact form does not create an agency relationship, a client relationship, or a duty of representation. Representation in Pennsylvania begins only when a written agreement required by state law is signed by both parties. Until then, no confidentiality or fiduciary duty attaches to what you send.
